TIPS FOR SELLERS
In Idaho, we strongly recommend scheduling utility transfers effective the day of closing, but not terminating service until 2–3 business days after closing. Here’s why: In many Idaho counties, recording does not occur until the next business day — and if closing happens on a Friday, recording may not occur until Monday or Tuesday.
Until the deed records, the seller remains legally responsible for the property. During our winter months, extended periods without heat or water can quickly lead to frozen pipes or other costly damage.
Allowing a short overlap in utility service helps protect the home in case of unexpected recording delays.The cost of carry over services are always worthwhile.
